Kolkata— Kolkata is steadily emerging as an important market for premium and super-luxury housing, with a growing number of affluent families investing in high-end residential properties across India. This was revealed by Akash Ohri, Managing Director and Chief Business Officer of DLF, in an exclusive interview with Songbad Kolkata. He said the trend is expected to gain further momentum as wealthy homebuyers increasingly look beyond their home cities for investment opportunities.
According to Ohri, several families from Kolkata have already purchased luxury residences developed by DLF, reflecting the city’s rising appetite for premium real estate. He noted that these buyers are not only looking for exclusive homes but are also viewing luxury residential properties as long-term wealth-creation assets.
“The profile of luxury homebuyers has changed significantly over the past few years,” Ohri said. “Earlier, buyers preferred investing within their own cities. Today, high-net-worth individuals and business families are actively diversifying their investments by purchasing premium homes in different parts of the country.”
He added that this shift has broadened India’s luxury housing market and created opportunities for developers to cater to buyers seeking world-class residences beyond traditional metropolitan hubs.
Speaking about The Dahlias, DLF’s flagship super-luxury residential project, Ohri said the development has received an overwhelming response from buyers. During the fourth quarter of the 2026 financial year, the company sold 32 apartments in the project, taking overall sales to nearly 60 per cent of its total inventory.
“The strong response to The Dahlias demonstrates the growing depth and maturity of India’s luxury housing market,” he said. “Demand for ultra-luxury residences continues to remain robust despite rising property prices.”
Ohri observed that premium homebuyers today are willing to pay a premium for developments offering superior lifestyle amenities, modern infrastructure, enhanced security, expansive green spaces and international standards of living. These factors, he said, have made luxury real estate an attractive long-term investment option.
Discussing DLF’s expansion plans, Ohri confirmed that the company has begun work on its upcoming luxury residential project in Goa. The project is being designed primarily for buyers seeking second homes and lifestyle-driven investments.
While the pricing for the Goa development has not yet been finalised, he indicated that it is expected to be positioned at the higher end of the market because of its location and premium offerings.
“Mumbai has been our strongest-performing luxury market so far,” Ohri said. “At the same time, we are witnessing increasing interest from buyers in Kolkata, and we expect this demand to grow further in the coming years.”
Looking ahead, DLF has set an ambitious target of achieving ₹20,000 crore in sales bookings during FY2026–27, while also planning to launch new projects worth ₹20,000 crore during the same period.
